Turn management is the process of preparing a vacated unit for its next occupant, covering trash-outs, cleaning, painting, drywall patching, and general maintenance. Since every day a unit sits vacant means lost revenue, we handle each step in the right order with clear communication, so the unit is ready without delay or confusion.

OUR PROCESS

1. Initial Walkthrough

Once the resident moves out, your team inspects the unit to assess its condition and identify everything that needs to be done before it's rent-ready.

2. Trash Out

Any leftover items, debris, or furniture left behind are removed, clearing the unit for the work ahead.

3. Repairs

General maintenance issues are addressed and any holes, dents, or wall damage are patched and smoothed out.

4. Painting

Walls are repainted to give the unit a fresh, consistent look for the next resident.

5. Cleaning

The unit receives a deep clean, including kitchens & appliances, bathrooms, floors, and all surfaces, so it's spotless and free of dust from repairs.

6. Final Walkthrough

We invite you to walk the unit with us so we can catch and fix anything missed right away.

7. Ready to Lease

Once everything is signed off on, the unit is handed back over clean, repaired, and ready for its next resident. From here, it's fully prepared to be shown and leased

A typical turn takes anywhere from 1 to 4 days, depending on the scope of work needed.

Yes! We love working with large portfolios and offer bulk discounts for 10+ units at once.

The property staff is responsible for identifying the materials needed for any maintenance repairs and having them dropped off in the unit ahead of time. We don't search through on-site maintenance storage to track down materials ourselves. If a store run is needed, we're happy to make it, but that time and cost will be reflected on the invoice. For paint, it can go either way, if we're supplying it, we just need the paint colors confirmed in advance.

We specialize in turn services, but we coordinate flooring, electrical, plumbing, HVAC, cabinetry, and more through our trusted subcontractor network, so your turn can cover everything it needs, start to finish.

Yes. Once we mark a unit as complete, we ask a member of the property team to walk it in a timely manner and confirm the walkthrough with us. From that confirmation, you have 7 days to report anything that needs attention, and we'll fix it at no additional cost, as long as it falls within the original scope of work.
